Here's what we'd quote you. Starting prices, typical ranges, and what shifts the number up or down. The price you sign for is the price you pay. No upcharges at the end, no surprises mid-build.
What actually moves the price.
If you're trying to figure out where in the range you'd land, these are the five variables that do the work.

Footprint
The biggest single lever. A 12×14 pergola is roughly half the lumber and labor of a 16×20. Square footage on a deck or pavilion scales pretty linearly.

Material tier
Treated lumber is the budget floor. Douglas fir sits in the middle, stronger than cedar at the same dimensions and usually cheaper. Cedar is the premium because of the natural rot resistance and the way it ages. On decks, composite at the higher tiers can double the bill but skips a lifetime of staining.

Roof, railing, and ceiling
The detail layer. Open beam on a pergola is cheapest; the three-layer slat system moves it up fast. On pavilions, the shingle tier, ceiling finish, and pier style are where most of the spread lives. On decks, railing (cable, glass, aluminum) makes a real dent.

Add-ons
Lighting, fans, speakers, privacy walls, fireplaces, outdoor kitchens, hot tub framing. Each one's a known line item we'll quote up front, and you can always strip them out to fit a budget.

Site conditions
Sloped lots, restricted access, mature trees, irrigation, and existing patios all affect prep and labor. Most yards are pretty standard. The ones that aren't, we'll flag at the walkthrough so nothing is a surprise.

Do you charge for an estimate?
No. The site visit, the design conversation, and the written quote are free. You only pay when you sign the contract.
How does payment work?
Typically a deposit at signing, a progress payment when materials are delivered, and the balance at completion. The schedule is in your contract before any work starts.
Can I phase the project?
Yes. A lot of homeowners do the pergola or deck first and add the outdoor kitchen, fire pit, or pavilion in a later season. We'll plan the layout so phase two ties in cleanly.
Why are some quotes from competitors lower?
Usually one of a few reasons: thinner lumber dimensions, no concrete footings, subcontracted labor, or "we'll handle that" items that show up as change orders later. Always ask what's in the price and what isn't. We're happy to walk you through how to compare.
What's not included in the starting prices?
Lighting, fans, electrical hookups, fireplaces, outdoor kitchens, hot tubs, and major site work (grading, irrigation moves, tree removal). All of those are line items in the quote so you can see exactly what each one adds.
Do you offer financing?
We can point you to a few options if it's useful. Most clients pay out of pocket; we don't push financing.
